The Dubai Land Department transfer fee is a flat 4% of the agreed purchase price, applied to the full value (unlike UK stamp duty, which is tiered with lower rates on the first tranches). It is paid at the point of title deed transfer — the Dubai equivalent of completion.

DLD registration trustee fee: approximately AED 4,000 for properties below AED 500,000 or AED 4,200 for properties above. This is a fixed administrative fee payable to a DLD-registered trustee.

Service charges in Jumeirah Golf Estates typically run AED 15–25 per square foot per year — for a 4,000 sq ft villa, approximately AED 60,000–100,000 annually (roughly £13,000–£22,000). In Dubai Marina apartments, service charges are typically AED 12–22 per square foot per year. These cover building maintenance, common areas, security, landscaping and community facilities.
Service charge levels vary significantly between buildings and communities. They should always be verified individually — a well-managed community with lower charges is meaningfully more attractive as a long-term hold than an equivalent property with poorly controlled costs.
