Earth vs Fire: why the course determines the price
JGE's two courses — Earth and Fire — command materially different price points. Earth has hosted European Tour and DP World Tour events and is consistently regarded as the championship course. Properties positioned on or adjacent to Earth achieve a significant premium over otherwise comparable properties on Fire.
Within Earth, the top-performing clusters in terms of price per square foot are typically Lime Tree Valley, Sanctuary Falls and Redwood Park. Within Fire, Redwood Avenue — which offers some of the community's largest plots — tends to achieve stronger pricing than clusters such as Orange Lake, which sits at the more accessible end of the Fire price range.
The golf-view premium — and why it persists
A direct view over the fairway or green is one of the most reliable value drivers in JGE. Villas with a clear golf outlook — particularly onto the Earth course — typically trade at a 20–40% premium over otherwise comparable villas without a golf view, even when those villas are just a few doors apart within the same cluster.
The premium persists at resale because a golf view is a permanent, unalterable feature of the property. It cannot be built out, blocked or replicated by a nearby development. Sustained buyer demand for this specific attribute means liquidity is consistently stronger for view properties, and exit prices hold more reliably.
Buyers should verify the exact view from the specific unit — positions within the same cluster can vary considerably. A villa at the edge of a cluster may have a partial or oblique view where a neighbour has a full frontal outlook.
Renovation opportunities in JGE
A significant number of JGE villas were built between 2006 and 2014 and have not been materially modernised. In well-positioned clusters on Earth, this creates a clear opportunity: acquiring at an unrenovated price and renovating to a high specification can generate meaningful value uplift.
A villa acquired in Lime Tree Valley at approximately AED 3,500–3,750 per square foot, renovated sympathetically to a modern specification, may achieve AED 5,000–5,700 per square foot on resale — depending on renovation quality, exact position and market conditions at exit. A renovation of this standard typically costs AED 2–3 million for a mid-sized villa.
The opportunity is not universal across JGE. The same investment in a weaker cluster or on Fire without a golf view will produce a very different result. The cluster, course and view must be right before the renovation mathematics work.
Key sub-clusters — a quick reference
Lime Tree Valley (Earth): typically smaller villas (4–5 bedrooms), often achieves the highest price per square foot on Earth. Strong demand from buyers seeking a well-built, well-positioned Earth property at a slightly lower absolute entry point.
Sanctuary Falls (Earth): larger villas with varied golf-view positions. Strong resale performance for well-renovated properties. A mix of original-specification and renovated homes creates a clear hierarchy within the cluster.
Redwood Park (Earth): variety of villa sizes and positions. Good access to the course and community facilities.
Orange Lake (Fire): one of JGE's most accessible entry points. Suitable for buyers prioritising the community lifestyle over the investment premium.
Redwood Avenue (Fire): larger plots than most Fire clusters. Can achieve stronger pricing relative to the wider Fire market.
